I was shocked to learn in many cases the students are taught to associate with other GP's and provide services such as capital raising, dilligence etc.  

You need to know what services they provide in exchange for those fees.

@Philip Feinstein I don't think the location of the CPA matters provided that they have a solid background in Real Estate and software/tools to support you remotely.There are 20+ real estate CPAs commenting in this forum.

Anyone open to sharing their approach or providing more guidance?

For example, zoning might require a larger lot sizes for more units, or more offstreet parking than you can provide, or building codes might require the building be upgraded to have a very expensive sprinkler system if you add a unit.
