@Jenni RiveraThe main issue with this proposed transaction is that debt will be brought to the table.

A client received an LOI from this company offering proposals on lease options short and long term. 

Depending on the market, the end return can be (much) more attractive, but it's a bit harder to quantify.I think it's certainly possible and profitable to do what you're proposing, but there will be even more due diligence than usual in finding the right market and putting together the right deal.  

There are lots of investment strategies to consider and I'll propose a few that would work well for your situation. 

In today's wall street journal, there is an article about rent control proposals in other places like the the typical spots in California, New York City and now Portland, Seattle,  and others.

Can't go a month hardly without lawmakers proposing some new restriction on landlords and developers.Rent control, first-come, first-serve applicant screening, can't terminate a m-m rental agreement without cause, ESAs..... 

Question for anyone in this post, I look at the house, I like it, I give the owner a proposal with a price or an offer, does anyone have a sample contract or offer letter I could review.

Once I vetted their pricing on project 1 and 2, and they continued to do the job, on the budget they proposed and on my timeline (usually faster with the roofer and the plumber), why would I not keep them getting my business?
