Our porch next to pool be pressure washed every 2 weeks.

Now they're at their 45 days and still trying to find a "deal" and the pressure of effort to research and find those deals is killing them.Too many options will short circuit your thinking very quickly. 

Against the modern trend I would recommend a glue down LVT installed with a quality pressure sensitive adhesive.

She's actually pressuring me to buy it despite I having showed her that the numbers do not add up.

You are correct in stating that the economy is uncertain, but I'd like to clarify that the Brooklyn town house market/multi family segment is probably the strongest I've seen it in 25 years.I would also add that the tax consideration shouldn't pressure you into selling now, as the property will qualify for a 1031 and essentially accomplish the same thing. 

Lender reserves are a whole other conversation.This means putting a bit of pressure on the seller and getting in at a higher cap rate.

One way a potential seller can gauge whether the listing agent is worth their commission is to ask about their list to close price ratio.
