The comment of the night when I met with another PM yesterday was, "You're taking this very well." in regards to how much capital it would take to make it the premium property I desire and the realistic rent this property would pull in its current state.

Right now even the good wholesalers know some buyers will pay a premium price. 

The other 2 quotes I got were pretty close in terms of premium amount ($1574/yr and $1487/yr).  

@Mike Percy The bundle strategy does not have a huge impact on premiums for what you are trying to accomplish. 

You can charge premium prices for furnished rentals.

Cozy is easy for them to use and it's free.At the free level I have (not even sure if there are premium levels), I will receive an e-mail when they have submitted the rent to cozy, then it takes a few business days to clear, which I don't mind.The set-up from the owners perspective is a little bit of a pain, especially if starting mid-lease.  

The buyers premium % and the earnest money %.

You should research the high bid premium to see what they're expecting to get from the tax sale process.
