Where in your pean to sub to do you limit its use to buyers who have the money to buy out the mortgage on no notice when the seller’s lender calls in the note for due on sale, and to sellers who have the money to buy out the mortgage on no notice because the buyer was a fraud who rented the place out, kept the rent, and didn’t pay the mortgage? 

I would love to revive this thread - I'm currently renovating a place in Bella Vista/Hawthorn area of Philly and am trying to decide whether I should furnish it and try MTR or just go with LTR. 

The numbers and business plan more than adequately support the project numbers (can share privately). 

😀So I speak with some actual first hand investing experience.It’s is never as good as some think and it is never as bad as some think.While some big name syndicators have crashed and burned, the truth is this only represents a small share of the market.The overwhelming number of MF properties are owned by long term owners with fixed rate debt and Billions in Equity - those people are not in trouble.I believe perhaps 10% of the MF stock is owned by syndicators.

He should retract it and go back to the $150 to send a strong message that trying to take advantage of his generosity will not be rewarded.He obviously has handled the situation very poorly by making a offer in the first place but now he must take back control of the situation and make it very clear that it is $150 or nothing and they can pack their bags.
