I'm not sure where to start with private money or hard money lending when it comes to covering rehab costs on a rental property that we already own.

Immediately sends links for folks to apply for credit and links to docusign their personal contract.

For us in CA we are sustainable because our income is large (400k per HH) and money keep flowing to tech sector.For other guy they are not sustainable as it's based on investment or migration.

I'll be doing this under an LLC and I'm not sure if my personal debt to income ratio will affect the purchase or if the LLC is considered to have its own debt to income ratio.

It's a great way to increase your net worth and these loans can also be used to pull cash out of a property as it appreciates allowing you to reinvest money into new deals.Happy to discuss further. 

Or,  it also works out well to give them money to move on if you want them to exit.As far as the basic question goes though, I just went to them and said,  “Hi, we bought your property in the foreclosure auction and you have a few choices….

We may have three or four different purchases (to keep the personal items separate from the individual business expenses.) 

Personally would love to get the chance to learn how to do it but I am a bit intimidated.2.

You will need boots on the ground and someone that can give you personal experience for you to grow your portfolio and also be your go-to for connections locally.

But it sounds like the amount of money that is needed for closing is not that much...
