Bigger Pockets is the best place for advice (imo) but a lot of people get stuck when taking the plunge.

The data help with the science part, but the art comes from your design vision and connections with people in market who can give you information about the areas where you are interested in investing.I have used a lot of tools, and right now I am using AirDNA and BNBCalc to get different data driven views on properties.  

There are too many varieties to be relaying on advice from people who haven't seen it and it's not their area of expertise.

And before people start labeling me as a  "housing crasher"-- I am not.

I would have people do at least some of this work you will lose time  market if you don't. 

That being said I have a few questions that I hope some people can answer for us.

I will say, when looking, use as much useful data as you can, but more importantly, work with people who know how to interpret the data.

As far as outcomes... the goal would be to simply make quality connections with people and exchange some form of contact information with those quality connections.

I wouldn't touch this property with someone else's 10 foot pole.I don't do ANYTHING with foundation work.There are people who do, and that's awesome for them.

I was initially looking to buy a lot in Northern IL, and my agent alerted me that there have been some scams where people are posing as the owners of lots that they do not truly own, and then somehow potential buyer gets taken for the EMD.
