Any suggestions on where I can read up on how that works and what legal paperwork we’d need to have signed to protect both of us?

I am able to send him paperwork and have him sign everything and he can notarize everything in Mexico.

I have all the cost and paperwork to back them up.

Their main objective is to reduce tax liability and reinvest in something high growth, preferably not tenant occupied (but I think they could be persuaded).We’re in California, so a 1031 means more paperwork.

Just make sure you get your paperwork and clauses drawn up by an attorney who's familiar with these deal structures so you and the seller are both protected.

Cost like $200 to do the paperwork and maybe have a 1 hour consultation with him beforehand and ask any questions.
