The city is one that’s consistently listed as a top 10 2024 real estate market, the projected cash flow is intriguing ($50,000 - 25% down payment, estimated $7500 annual cash flow), both units are leased until October and December (as a potential new landlord this gives me some security), but I feel hesitant with offering on a century old property.

Are there websites, that will giving me the current going rental rates for 2, 3  or 4 bedroom units in the different parts of Baltimore city Maryland?

Location of the unit is right up against that Lake Pueblo State park too.

I have found a two-unit townhouse off market in dire need of help.

Now the great thing is that you can also use the other units rents to help qualify if your coming short on income to qualify.

I have 25 units and just don’t spend more than 1-2 hours at the most dealing with my tenants and their issues on a BAD month.

However, they may have stopped talking to you because they abandoned the unit and moved away.

But the cost per unit risk to customers would still double.The question is what's up with that other 70-85% of the premium.
