Is 10% a fair rate for a personal loan and would you charge any points?

I am currently reviewing the numbers associated with a wraparound mortgage and I need some assistance in determining if they make sense.Can anyone please direct me to the appropriate person who would be able to help me analyze and verify these figures?

I haven’t seen it personally but I imagine it’s some kind of “use us to sell or pay a penalty” clause. 

As a bit of fore sight, My business partner and I plan to scale the business to have employees.I am currently paid through my llc for selling homes, but the issue is that when I am to be paid for services of property management, the funds have to pass through my managing broker's office.

I eat the cost of something goes bad and/or go after the guy I paid to do the install etcThe flip is if the tenants does it, and it all goes bad, now I have to go after the tenant to get paid and lets face it, that often doesnt end well. 

can you visit them in person? 

It's tough for me to answer on a learning curve question I went to high school for architecture and college for construction management and I've never personally flipped a house, although I know how to budget and schedule it.
