Hi BP Family, I wanted to try a DM campaign in my local market but before I invest any money or time into this avenue I wanted to get the forum's opinion about the pros / cons of approaching my market (Houston), like this and a strategy of what to include in the copy, because I have no clue. 

I find those interesting and they always spark a lot of questions. 

Unless I worked with a buyer before I would never submit an offer for them unless the buyer reviewed the CMA I provided.Submit 100 get 10 accepted and buy 1 is amateur in my opinion and lots of wasted time. 

@Diana Johnson In my opinion, the 4 arrest means one thing, she is not a stranger to being arrested.

I understand that there will be various opinions on this but am just trying to get some other points of view that might give us some direction. 

Obviously I have an idea of what’s acceptable but would just like to hear some of your opinions and maybe some mistakes you may have made.

I really like the idea of owning a multifamily building but after some quick research into construction costs, paying 300k for a 2 unit building is not worth the returns in my opinion.

Definitely goes back to what the contract states in my opinion however my state contract is assignable in my opinion per the contract because the standard contract states "or permitted assigns". 

I didn't "gloss over it" but I also couldn't retain every single detail.My original opinion sticks.

Temporary vacancies are built into your expenses.Some may suggest to lower your rent, that in my opinion is a mistake, but if you do decide to lower it make it temporary for a couple of months only as a incentive or use M2M lease.
