I just don't want to be that guy that had everything planned out for after college, and then come to find out that the house market has flipped on itself, loans are hard to obtain, and have higher rates,etc.

The hard money lenders I use in Orlando all approve the buyer first and then also approve the deal and even use an appraiser to make sure the ARV will be obtainable.
