Originally we were going to “house hack” and stay in this house a year then buy another house nearby and rent this one out.

I have been fortunate to not have any during the day or night.However, keep in mind there are hospitals nearby where doctors, nurses and other medical professionals work.

I went to Bank of America (it was near by) and opened a secured credit card.

@David S. check on the FEMA website that the property is not i a flood prone area. there is a creak near by. it doesn't look like it but please double check.

All of the towns in the nearby area have taken off and significant growth is happening.

.- Marshall University nearby- 2 hospitals- nice park- nice area- not a flood zone- main road coming into town is being updated- average rents for 1BR 1BA is between $550 & $800Also, would it be possible to cash out refi after a year if I buy that much under appraisal?

They have temporary housing with family nearby so I think we'll be going the rent deduction. 

Only downside is you're not going to see as much appreciation as other nearby markets, but cash flow can make up for that depending on what you're looking for.  

Looking to invest in a multi-family and don't have any strong connections there just yet other than a couple of friends who live nearby.

For instance, if there are several existing facilities nearby running at 60% occupancy, why would you add more units to that area?
