I have used most of my cash to get it up for remodel and carried some on cc, and refinanced an inexpensive paid off vehicle to complete the job.

What kind of buy and holds you looking to get started with - single family, small multi?

I also note you stated you are purchasing with cash; whereas I've used reasonble amounts of leverage to get my properties - thereby keeping much of my cash for when I need to put down 25% on a nice $1M+ multi-unit property that I know will be coming my way very soon.

Currently looking for a real estate broker that has knowledge on the multi-family side of things.

I was in Waco yesterday looking at some multi-family.

Still meets the bare minimum of $100/month/door, but usually that's for multi-family. 

If it were me I might be inclined to consolidate at least a few of the SFR's into multi-family.
