Have you considered adding something to make it a little more "sexy" like mounting a flat screen TV to include with the unit, including an outdoor grill, or adding black-out curtains in the bedrooms?

I do like the flexibility the line gives me to take advantage of GREAT deals if and when they arise without having the "pressure" to deploy capital that would be other wise be sitting around in a low interest bank account if I were to refi.The strategy may not be desirable to everyone but I feel like it it better of the two options for me. :)

@Cary Plotkin You may consider doing a reverse 1031, which allows you to first identify a new property to buy, which takes off a lot of the '45 day pressure', and then you have 6 months to find a buyer for your property.

But I think if they still won't approve me, I'll send a letter to everyone in the community (100+ units), explaining the situation and see if anyone else has had issues, or if we can apply pressure to the board.

Inventory may not rise but I see potential pressure on the demand.This is a hard subject to follow because every article I read has different data and there doesn't seem to be a clear consensus

After some pressure my realtor sent me a text saying that there were washer and dryer connections in each unit, and forwarded me an email from the listing agent which listed the rent roll and agent notes.

As far as the ramp goes, I watched an episode of Income Property (or whatever the name of the show is where the guy helps homeowners create basement apartments) and they installed a ramp that was "temporary" -- it was metal and it rolled up (like tank treads) and just had a mounting bracket installed on the house itself which did not impact the stairs, so when the ramp was removed, the stairs were usable.
