Seller financing and ITIN lending seems to be the norm in this area due to buyers in lacking the ability to use traditional financing (usually because they don’t have social numbers).My question does anyone have any guidance around structuring a seller financing deal for a home that was recently rehabbed using a hard money lender? 

I didn't think it's a problem, anthill one of the lenders told me that he pass because of that, so I wanted to hear more opinions. 

I dont necessarily need to borrow money but isnt it the financial liquidity/situation of the US based/registered company that determined whether banks can/will provide mortgages?

Have a lower monthly payment, not pay PMI, be able to save a bit more from the W2 jobs each month, as well as having a greater percentage of the mortgage covered by the upstairs tenants.

I am currently in contract on Molokai but can by no means afford a $3500/mth mortgage payment without STR opportunities.
