I LOVE modern farmstyle houses.We actually own 20 acres and have one ourselves.

There are probably better solutions, but my little experience says you end up paying hundreds or even thousands more to be able to do a "little bit more" than QB or excel.

I had mentioned a bleach solution spray and replacing the insulation that got damp.  

Problem solving improves when all the solutions are on the table and then considered one by one.

I would not consider it a longterm solution.

Many property management applications support work orders, but a mobile app would seem to be a good lightweight solution. 

If you created patio spaces in the back with dividers you could do a low cost "paving" solution by having crusher fines brought in from a landscaping company and compacted.
