Typically, if people don't want to list on MLS during a seller's market, it means either the property is not likely to qualify for traditional financing, which could work in your favor, or they want more than the property is actually worth and can't find an agent to agree on a listing price, which could be a major barrier- you might try to see if you can find this info out.

I found this little nugget of info in the instructions for Schedule C (Line 1):Installment sales.Generally, the installment method cannot be used to report income from the sale of (a) personal property regularly sold under the installment method, or (b) real property held for resale to customers.

It was very difficult to get any info about the tenants before we purchased the property and soon after we purchased it the tenants in one house moved out.I realize this is a very small sample size to draw any conclusions from, but I guess I want to challenge the belief that it is better for the owner that the tenant not to know who he or she is.

Assuming it is a purchase mortgage, your lender is correct.The disconnect is probably from reading about refinances and/or old pre-recession info and/or reading that you can roll some of the closing costs into a higher interest rate (but not loan amount).
