Wow I was reading up on refinishing floors and there is a lot to it.

Utilities are less of a concern because you should let your tenants pay if units are individually metered or use a chargeback system if they are not individually metered.  

I have no experience in economics or real estate but I have seen enough math to know that the system we are in is unsustainable.

There is a lot to learn...but it is an exciting adventure that you can take you anywhere you want to go!  

If installed per specification (which is available on every manufacturers website) they are good systems.

at one point if you have the systems in place it's not that much harder.  

Hello experienced BP'ers,When you purchase a property, is it possible to transfer the warranty for appliances/HVAC/security systems etc. over to your name? 

I've had this idea as well, and would like to build some systems during the slower months of winter.

Be the good guy to all those good tenants and  organize a system where they always keep track and report anything done by this other person.  

It is also possible that this issue's kin will follow you into your future properties, absent a change in management style.It takes extra work and effort to get your system working at high efficiency, and a good PM is one input that makes a crucial difference.Best of luck!
