When your tenant renews their lease and the rent increases, the handling of the last month's rent can vary depending on the terms of your lease agreement and local laws.

@Cameron Daste- thanks ....you will have a challenge with finding much in the KING COUNTY area for  500-700K range ...if you want to remain local - you will likely need to broaden to Pierce / Snoh  County area .   

I rent that home out to filming companies which nearly covers the mortgage. 

I'd call your local town hall and ask.
