So to make a long answer short I don't run to the hardware store anymore, I don't swing a hammer ever.

Network locally with members and guests of the Tidewater Real Estate Investment Group, one of the largest in the nation, that meets once a month, so just a few hours of your time each month.  

Way harder than most people would ever imagine.

I find it odd that at 27 years old that neither of the tenants have ever lived outside of a family’s house.

I'm not sure I've ever seen this type of "on-site manager" arrangement in a small multi become a salvageable relationship once the new sheriff (you) is in town. 

Taxes are our largest lifetime expense.

I have not worked out all the details yet but wondered if anyone has looked into this option ever?

I said that I wanted to stick to a robust, *low risk* area that goes up steadily over time, and also does not lose value that much in a downturn (this was my first home purchase ever, so I was very risk averse understandably).
