Larger down payment, smaller loan and having the tenants cover the mortgage (maybe even with a small cash flow)?

Some states require the lease to name the property owner as the Landlord and the management company as an agent for the owner.

I was looking for a halal mortgage company and went with Guidance Residential.

I own and operate a high-end full service remodeling company in the Phoenix metro area.  

They have been responsive and professional, but the company is compensated by DST sponsors and I am harboring a healthy level of skepticism right now.Does anyone have experience with "Realized"?

I don't think private lenders would have this requirement, unless title companies encourage wet sign as standard practice.

Lots of firms often times have niched down and only work with larger investors.

My vote: Let a title company do it for you for cheap, just give them the terms and they'll draw up the paperwork and make it nice and easy for you both to just sign on the dotted line.  

That is a major privacy concern, I 100% understand why the company is shying away from the practice.
