All I am saying is that - there is a lot out there to explore - start with what your goal in investing is - then start working to analyze and develop in markets that will allow you to start achieving this. 

My wife and I live in Edmonds, WA, and we own and operate one STR in AZ and we are working on buying our second property (likely in PA or FL).Thinking ahead to our third property we want to explore a partnership model and we need some education and guidance for how to structure things safely for all parties involved.

My current tenant is a single dad with part time kids and his sewer usage is about $10/month.

I explored many different mentorship programs and in their own right each one has some strengths.

Let me know what kind of strategy I should explore in this kind of crazy market.  

Hello all, my partner and I are new to the game and she has found a property and wants to explore being able to split a duplex into two tax lots. this does not sound in anyway advantageous to me but wanted to check with all of you as we are new to multi family homes.  

As the father of 4 little kids...I think we need remote schooling that works, in addition to remote work, before this can happen for "regular people."

In order to help, can you provide some more details on your situation and what you're hoping to accomplish, or options that you're exploring. 

Or is there a way for poor college kids to afford this?

I know that this is somewhat risky as there are still 4 more months in which they could break something else but I am also trying to explore this option as it could be covered by their employer instead of coming out of their pockets.Thanks, in advance, for any advice.
