My B neighborhood units appreciated over 30% in the last three years, my D neighborhood properties are also up but not as much (20%) and I expect that in a downturn they'll become less marketable, fall in value faster and stay down longer.

I see where you're going with YM vs SD... one way is Data Validation list with YM or SD, then into a nested if/then function, but within the nested function, you may need a max of say two criteria from your lender for YM.

I doubt you can get the Health department data as that would be most likely a HIPAA violation if someone fell ill on the property.

But when it comes down to it you need to know your area and be aware of the shifts in value, based on local economics.Remember, property value is not a specific number and any number you come up with or pay someone to come up with is an estimation.

Normally you can go to list source and pay for a list of addresses that match criteria, but Idaho is one of very few states were data isn't public.
