So, ever institution has a very rigid set of criteria, some of which is driven by Fannie Mae and some driven by their own internal standards.

Closing costs on a typical transaction run about 2-3% of the properties value depending on local transfer and redecoration taxes, lenders fees etc.

My thought with self-managing is to learn the business and then once I acquire more properties and am ready to transfer those responsibilities, I'll be in a better position to hire someone as I'll know what the work is like.

I ran the numbers and these particular properties would pay for their monthly note payment (and some) if they were transferred tomorrow - based on their current occupancy status). 

I've never had one make me transfer the data to their form.  

Also, generally an HOA has language in their CCRs that prohibit transferring common area assets to anyone without a vote of the membership... common area is owned by everyone and this probably exceeds the powers of the board.

Is the best way to do this through a LLC, or buy than transfer to an LLC, or buy and just have an umbrella policy in place?
