CF, where investors invest with the intent of earning a profit, is definitely regulated.

So I plan to use those, as well as manage some properties owned by others with the intention of using it as a short term rental.

The intention was to fix up this house and sell it in 5 years or rent it out. 

Our intention is to remodel the house and then rent it. 

And it won’t do you any good, because with that arrangement, which is typical, the seller pays the agent regardless of how the buyer is introduced.Also, as @Russell Brazil pointed out, it would likely be construed as “intentional interference with contractual relations” aka “tortious interference”.  

Replacement property that qualifies for the 1031 is property you purchase with the intent of holding for productive investment use. 

Several possibilities: The folks who grab up offers like that have other motives.  1) Maybe their intention is to bull doze and build from scratch, so the condition of the house itself makes no difference. 

Unless your intent was to hold that property for investment use it does not qualify for a 1031. 

I only offer MTM leases.At this point the new laws have done the exact opposite of our governor's intentions (well, not really - this was done to garner votes). 

Your intentions and long-term goals are much more important than the convenience, the "act now", the whatever urgent driving factor.
