However, due to time constraints and our location in California while the project will be in Texas, hiring a general contractor without a track record in home building has proven to be difficult to manage remotely.

LTR may get less money but management (if doing it yourself or hiring someone) is minimal for 6,9,12 months; plus you do not have the upfront costs of furnishing the space. 

Of course I'll be the one doing most of the work on the property, unless theres something huge I can't do on my own, then I'll hire someone else to do it.
