They indicated that on average people insure anywhere from $100 to $200 per square foot, which would be between $139,500 and $279,000. 

Rents in MF gained over 9% for the 2nd consecutive year, and while appreciation is a good indicator of a profitable deal.

That’s why I tried to make a disclaimer in the first paragraph indicating “not including” sponsor experience, return, fees etc.Having said that, and taking the sponsor into consideration I am really looking at the most important quantitative parameters of the Income/Expenses/Debt etc when evaluating a sponsors deal as an LP.  

Percent of list price received increased .7% to 97.7% which I think is a pretty good indicator of where the market is.

Their fb page is a great indicator to the type of people they are. 

This process will give us a good indication of what we’re getting into.
