I don't disagree with what Mark Fries said but in my experience the electrical would be the most useful.You seem like an incredibly hard worker.

You may trickle a little cash each month since you have ~30% equity, but your Return on Equity (ROE) will probably be terrible.The problem is that anyone who can afford a $2900 in rent, can easily afford a $290k house, so your tenant pool is incredibly small.I say take your $90k in equity and put all or some of it towards a MFR that you can house hack.

That sounds incredible to me.

., secured solid service vendors, recovered $7K in unpaid dues from one resident, updated lobby, made some general repairs, and upped dues $18.00 per month...the wrath I endured for 6 months was incredible - after severe harassment I resigned.

Incredibly enough the same people with the 2am toilet excuse are willing to give their time (which they deem so precious) to someone else.

The "Family room" was walled off from the main house and converted into a 420sq ft 1 bed/1bath incredible apartment with 10' ceilings and is where i live today and "House Hack".
