I analyzed the DE market, knew house hacking near a university would be effective for rent by room, and pulled the trigger.

At purchase of the home, the "HOA" was only in effect regarding road maintenance.  

I get that hardwood is expensive, especially in todays market, so putting it in a room that doesn't already have it just isn't cost effective.

What are the easiest and most effective ways to see an improvement ?

If your lease starts on Aug 1st I think it can be argued it isn't in effect yet and therefore you need to return all of the money. 

An LLC has no great effect that makes your business appear to be an international conglomerate.
