Usually we pull a cash buyer list from Propstream, a buyer list using God Mode in InvestorLift (which includes buyers who used a lender, which sometimes we are fine with) and also I use LandVision which has a layer that shows who already has bought in that specific area. 

In the long game, we will rent each bedroom if we have to in order to cover the mortgage when we move again. 

The Tri-Cities area just south of Richmond which includes Colonial Heights, Hopewell, and Petersburg would be the best area to find properties under 200k that might fit the 1% rule if they need a rehab.

Don't forget to include rent avoidance in your numbers!
