I would love to house hack this property (though understanding this may be challenging in a place like Jersey), so I can cash flow or even break even to live in the property while advancing my bigger goal which is implementing the BRRRR strategy in the next 1-3 years.

The renovation would need to occur before you take ownership to implement this strategy.

My concern is that more cities will start to implement STR restrictions/fees.What do you all do? 

I am working with a Real Estate Agent and she will be holding open houses, but are there any tips/tricks that I could implement now to try and spark interest?

I think if implemented correctly, co-living will allow the residents to live conveniently in a community setting at an affordable price.

When implementing an annual increase program, I would use the Cost Of Living Index and make sure the tenants were inform that was the reason for  the change. 

If implemented correctly, this can get you what you are trying to achieve.
