While I understand rehabbing is not without its hidden risks, I hopping to learn ways to identify the signs that indicate more repairs.

Hey BP - I'm in the process of identifying what types of properties I'd like to focus on for flipping in a given area.  

Once you identify a property that you are interested in purchasing, your agent and you will discuss an offer price as well as any conditions (e.g. contingencies like being able to get financing, a satisfactory inspection of the property, closing by a certain date, anything you want from the seller, like the awesome mirror hanging in the hallway).

I'd be happy to recommend the company I used, or your inspector probably could recommend some as well, but that will run you a few hundred dollars more and would be a separate inspection (likely also requiring access to the house).In addition, if your inspector identifies any particular issues of larger concern to you (roof, mold, etc.) you can do further inspections.

If I was entering a market the size of Houston, I would do enough research to identify several areas of interest.

Properties bought with cash.My goal is to have confidence that the list I want (of properties with 100% equity) includes properties bought with cash.So I understand how they identify properties that meet the first criteria; but what about the second one?

I would like to have as many options available since I only have like 30 days to find the property or identify the 3 properties from which I will have to buy within the 180 days.
