I'm sure you have met plenty of people successful in all markets though Jay is undoubtedly informed when he says current conditions aren't ideal, the guy has been around the block.

@Kevin Phu I am not aware of any program besides VA loans that don’t require PMI, the only way to get a loan without it is to do a LPMI (lender paid mortgage ins) where they build the MI in the rate, not ideal if you plan to hold the property for long term. 

The ideal team you want is an experienced Broker and/or Property Manager who works in the market and knows the area.

That doesn't fit at all with the way I run my business (I view us as a tech company that just happens to have apartments as the product).Soooo.

Their ideal is situation is to just bring money to the table and remain hands off of management responsibilities, which I am okay with because I want the experience. 

Again, you ideally know them beforehand with proof of an existing relationship.

Ideally banks that know the actual property and it's history would be best.
