1) House hack or buy within a 2 hour drive.

Hello all,  I've been saving up for a few months because I'd like to start flipping houses.  

The house has been on the market two weeks and is sold with a earnest depost of 40%.

I do believe it will help, giving me access to the MLS and can run comps and have knowledge of the market.Also, will be looking to house hack and buy and holds if I can get all the pieces to fall together.Will be attending meetups to network.Will be searching for my own deals with some local realtors.

Order something from every bar, order something from every restaurant, make the waitresses work for you, tour the place- the restrooms- the kitchens- the back of the house and walk the entire outside of the building. 

I am now considering renting by the room for my current house.

Looking at the homes on the market, prices vary wildly from $~200-$400+/sqft and it doesn't seem to correspond to just the quality of the house.

I moved up here to get a bunch of land to house hack and the trailers are in livable condition. 

I "flipped" the house I used to live in (and rent rooms out of), and currently run an Airbnb in my second house. 

I have a vacant lot that I can build a 1200 SqFt house on.
