It is a great location surrounded by three large apartment complexes with no nearby food aside from a gas station next door, the value in this is there is already an entrance, there is also a large 6.8 acre PUD parcel zoned for apartment or assisted living right across the street.

And as Steve mentioned and posted the link......her case is against the landlord for costs arising from his/her failure to pay the mortgage, damages can also be dictated by state law, like remaining rents left on the lease, motel bills, I've seen transportation costs searching for another place and food bills because they couldn't cook at home!

You might also consider not only your relatives but joining other investors, maybe join a real estate investment association or club and work with others to minimize your risks.Well I do not know if I have offered any help but at least this will serve you as food for thought.
