If you're set on doing it, make sure you cover all the details.

Even a conventional loan with 10-20% down would interest me if it'd be an option.Also, any good recommendations as to who is an investor friendly lender from someone that covers PA?  

@Moncy Samuel - there should be some legal lingo in your lease agreement that covers this.

There are HOA fees and I'm still finding out which expenses are covered by whom.Thanks,Justin

@Lidia Bowers that's a really broad question and we don't have much info to answer with.I assume your SFH rental income will cover all living expenses and provide enough for the bank to consider you a reasonable risk?

You want to make sure that a lawyer closes this deal, that way you are covered if the note is bad or if it doesn't get recorded, you can sue.  

I am NOT going to buy custom blinds for this house so my two options are 1. install three standard sized blinds in the window to fill the window space OR 2. install a long heavy duty curtain rod and either put up some neutral (cheap) curtains or allow the renter to put up their own curtains. 

It's a 6 unit building that is in need of a total rehab (already gutted to the stud) I have a partner that will cover the entire rennovation about 180k.

No one is ever 100% covered, but you want to cover what you feel most vulerable. 

There's a lot that needs to be covered in a real estate contract.
