A bit of background info:1) My wife and I after 30 years of working have a healthy stock portfolio.

I have a pull up bar on legs in the rear of my unit that I utilize to primarily stretch out my spine (I have thoracic scoliosis) before and after work; I have a blue collar job on my feet about 14 hours a day, so the pull up bar keeps me fresh and healthy.

As a government worker, last years shutdown (and lack of a paycheck for a month), a retirement seminar at the office that showed me I can't afford to retire, and Mom's health is declining as she hits 80 and she has no savings.

In addition, banks do not like to hear that you are borrowing the down payment because it means you have no "skin in the game."

And I have to get healthy mentally, physically & financially.

Development is risky and they are going to want you to have skin in the game. 

Generally we see it is not until the investor has approximately $400,000+ of capital equity where you start to see returns that show BOTH healthy cashflow, principle pay down and a significantly improved total return.

So a 10% loan 10% equity including appreciation I have to say that this should give buyers confidence as the government expects a healthy market

Im not really interested in looking out of state, there seems to be plenty of people making money in my markets with real estate, im sure they just have a lot more skin in the game and also started years ago. 

In my opinion, a 50/50 split is too rich of a payout to give someone with no skin in the game.
