Travis Russell Chicago Rehab Quote - This seems high. Thoughts?

I wanted to get opinions on a contractor quote for rehabbing a garden unit apartment. 700 sq ft, would need a full gut, including excavating the concrete slab floor to level and increase ceiling height.For a basic reno, what would a ballpark estimate be to take the place down to the studs, dig out the floor, and rehab with standard finishes, which would also include granite, simple SS appliances, new wiring, and can lights.

The house is on a tight crawl space so I would have the contractors cut through the subfloor(floors are being redone anyway).

The Dc area you may want to see if you can get one that needs alot of work or get a two unit that you can convert to a four by going a floor up I am a GC in the DC area and have done work for 15 years so that may be a good idea or go out to suitland or seapleasent or even the baltimore area.

I don't have the time to rehab and flip/hold (although I would enjoy the learning experience), so I'm here to become the investors go-to guy for evaluating and presenting properties.I'll be looking around for evaluation techniques, as well as estimating a wide variety of rehab repairs (roofs, baths, kitchens, floors, appliances, etc...).I would also be open to local investment clubs to meet like minded members.Thanks for your service!

It's very generalized and they don't look for code compliance or violations although most inspectors will point out obvious code violations such as missing plumbing cleanout or electrical outlet distance from floor etc...you should rely on an inspection to give you a general idea of the health of the property.

Example if I bought a bunch of tiles using the money in the funds for a flooring repair, then its owned by the fund and non personal and I can use that space to store those tiles for later use.
