Cash and hard money transactions are what they generally expect.

When you get it rented, its not going to be hard to get a 30 year loan if the property is rented. 

If so the seller will want to close fast.  5 days is an acceptable time offer, but be careful your earnest money will go hard and you could lose it if you don't close.

Owners are less likely to move generally, and any sign of distress results in them getting a lot of mail, making it hard to stand out.As far as changing your message, it is less about keywords, and more about creating interest.

Maybe more.So between down payment, closing costs and repairs, I'd have to front somewhere around $50K - $60K, which I don't have.The strategy that I am considering is finding a hard money lender for this initial costs, with the idea that I pay back all at once when I refinance.On paper, it seems a good prospect for which may be worth to due a solid due diligence but I want to make sure my strategy is entirely doable and be aware of the risks I have to keep in mind.
