I however am looking to hire a full time W2 employee to handle day to day operations and coordinate between these service providers and run things generally under my supervision.Need help with actually structuring the job description, company standard procedures, and most importantly how to find and vet this person.

Who will handle the evictions, the troubled tenants that call at 2am with no heat, stopped toilets etc.Add on that probably no one likes their PM. 

I'd only get involved with flipping if you can handle the risk and you have a team who is able to get it done in a timely fashion.

What are some recommendations for PMs in the area that can handle a single property up to 50 units?

When you don’t have that experience, you will be best served by having an agent handle the contract and paperwork and be able to explain everything throughout the process.

I also know a Vacasa representative in the area that has full service options and a huge staff that can handle as many you throw at them, so it might be a good scale option. 

How is that and any future equity gains handled?

Also, unless you have a large amount of money to invest in multiple properties all at once or do a 1031 exchange, it would be unusual to handle more than 3 deals simultaneously.

I haven't had this issue, but then again I handle all of my own payments for VRBO customers.

We did ok with one and very well with the other two.From what I remember, there were some things that came up during DD but we were able to handle these with little issue.
