Of course, with rental properties you should always have cash set aside for situations like this...over the years you unfortunately will come across evictions, loss of rental income, new roof, code changes etc.I'm assuming you don't have cash, then credit cards, 401k loan are other options, if you're not getting approved for a rehab loan.Good luck and welcome to BP!

I really like the idea that @Michele Fischer has about using a point system and I completely agree that medical bills and regular consumer debt (car payment, credit cards that are not delinquent, etc.) isn't necessarily a reason to deny them automatically, but you want to make sure that they are making their payments on time and aren't up to their eyeballs in debt.

I tell them the benefit using these apps is you can use a credit card if you know your rent will be late !
