I think a lot of people get stuck on the 203K, but there are options for renovation loans that are Conventional, VA, and USDA in addition to the FHA 203K and real estate investor loans (ground-up construction, flip, and DSCR).

I am hoping to meet with someone in my area later this week and discuss all options that may be available to us in our local area for now, in regards to our current situation, financing options, and properties in the area. 

What other options do I have to sell it separately?  

Review your docs to see exactly what the Lender's execution options are. 

Consider beginning with a Regus office to manage initial costs, and as your business expands, explore other office space options.

They marked X optional for EM.

Best options would be a local hard money or private money lender.

I'll also want to have the option of refinancing if rates drop.

Are there any free options or low cost options that someone knows about.

I’ve talked to a couple mortgage folks and haven’t gotten any great options yet.
