FHA loans aren't meant for investors.

So no BRRRR (Buy, rehab, rent, refinance, repeat) strategy for VA home loans.Also consider that the VA loan is meant for a primary residence not an investment property.

If its meant to be it is, if it falls through the Universe is doing you in a favor, look at it from that perspective. 

The advertisement says SOME owner financing available.( I haven't asked what is really meant by this, I've not inquired at all as I'm not in a position to move forward on something like this, nor am i trying to start this large) Obviously any type of traditional financing would be out of the question (I'm assuming) but I'm generally curious how a deal like this could be done.

@Murali Venkatraman in reference to your your PA note, if this is a land contract hopefully it was set up at the beginning that the borrower would be paying into an escrow account a monthly amount meant for the property taxes.
