When I assign the Head Cleaner role to someone I noticed they have access to the Property tab which then gives them access to a whole bunch of stuff that I really don't want them messing with, like pricing and channel editing. 

Called feeding the alligator because you will need to dump money into the property to get it to perform better.

i think you need to slow down don't bite the hand that feeds you and pays your bills. 

I would rethink that approach, because it will come back and bite you - even if you tell them up front: if they are frustrated about it, they will channel their frustration into something else.That being said, 71 is not too bad, I just wonder about your general philosophy and the types of tenants you will attract with that.

As far as marketing channels go there is SMS, Direct-Mail, PayPer Click, Bandit Signs and much more it just depends on what works best in your market and for you personally I would love to connect with any new or old wholesalers!!
