I'm putting my first two properties in an LLC owned by the S-Corp, and I'm putting Landlord Liability insurance on both properties.If I could pile any more protection on top of those properties I would.

Typically on properties that are a bit skinny on profit, but are still nice properties, selling via lease option is a great way to fatten up the profits. i.e. no real estate commission to pay to sell equals another 5% or 6% profit… And you can get top dollar for the sales price which can add another 5%-10% onto your profit!

The biggest problem now is being the slow time of the year, topped with the mortgage world in a roar, causing sales to slow down and the marketing times have increased causing a lot of inventory on the market.
