Hi, I am a florida investor and interested in hearing about peoples experience finding (ideally nation wide, or fl in specific) lenders who extend commercial lines of credit based off property. 

Conventional loans right now are seeing incredibly low interest rates so if I were comparing the two I would go the Conventional route, especially since you plan to be in this for an extended period of time.

Totally fine as long as you're not over extended and have a reserve set in place for vacancy and repairs upon closing (3 months mortgage at min. and however much you allocate to repairs depending on condition of property). 

I've been patiently waiting and working my best with people as a landlord in Upstate New York as the eviction moratorium keeps getting extended again and again. 

"Would you be willing to extend your lease a year at these terms, then putting sod in is worth it to me, I want to help I just don't want to do something if you are moving out in 3 months etc"

Moratorium on evictions ends on Jan31st if not extended.

Sure it suffered due to COVID, but you want to buy when there is distress.

You can create a lease extension addendum (example below).If you have concerns about the tenant not moving out in 7 days or more specifically if you have someone moving in close to their move-out date you can write in penalties or large daily rent increases to discourage them from staying longer.Example of addendum:The Residential Rental Contract "Lease Agreement" entered into by the parties listed below for the property located at: XXXXXis hereby modified to include the following terms:The lease end date is extended to All other terms of the lease agreement remain in full effect.
