I would suggest teaming up with an experienced investor to mentor you through your first investment.

I am normally quite passive on Bigger Pockets but buying off market from a wholesaler and closing quickly is all new to me, so why not ask an experienced crowd? 

I just experienced a similar situation but in my case having a trusted buyer agent didn't help me.

Definitely check into teaming up with a mentor/experienced real estate investor to help you through your first few projects.

Has anyone experienced this?

I haven't asked the property manager or my new tenants yet about the rent for August because I first wanted to ask the question here, to all the experienced investors, landlords and property managers that may have dealt with this situation before, and save myself the humiliation of looking like a dufus.

Consider teaming up with another experienced investor for your next project to help walk you through it.

I did not believe people would ever want to invest money with me because I was not experienced.  

I've experienced that they withhold their best terms for investors they feel they can have a successful ongoing relationship with.Now my banker was more inclined to give me the business LOC to purchase property because I our business shows a substantial revenue from property sales.. this might have warmed them up to me.
