He should be provided with all details, and if he has real estate, analytical, and or financial experience and acumen then he should be able to access the risk, and filter out those opportunities with excess risk, low expected ROI, and those which do not meet any criteria he wishes to use.investing in a fund is much more of a crap shoot.

But if you lend out at 12% and 3% points, you might be able to earn in excess of 15% (if your borrowers pay you back less than a year).Otherwise you’re going to trick yourself into buying junk.... and lose money.

I also recommend that you know exactly what is being disputed; cleaning fees are an often-disputed assessment and under Florida Law cannot be imposed unless the cleaning required was excessive.

More specifically, I would be frustrated if I hired a property manager and when there was an issue with the furnace/ac they would simply call the big brand HVAC companies who charge a trip charge to come out and look at the issue and then give a high quote that to me is often excessive.
