It needs a new roof and I got an excellent quote of $5k from the guys doing the upstairs--normal cost would be 7-8.

Now that being said my houses I own personally are all returning at least double digit returns, but I wouldn't consider buying a property here if it was only going to return 3-5% I'd rather buy a big screen tv :)

While that is an ambiguous statement on purpose, we can assume that making these instruments well into the double digits in one calendar year is not acting on the safe side of the SAFE Acts direction.
